Greetings Friends and Neighbors,
I hope this newsletter finds you and your family healthy and happy. You have my best wishes for a prosperous and happy month ahead. I am David Popelka, an experienced, professional and full time Realtor with Century 21 Amber in Torrance. I have been a top agent there for almost 17 years now and I have helped literally hundreds of people achieve their Real Estate goals. Right now it's good news for buyer's and good news for seller's as well, as Interest rates are still very low with a 30 year fixed available around 4% and realistically priced homes selling well with few discounts and concessions. It looks like the market is likely to remain stable and healthy for awhile, as the fed has pledged to maintain low interest rates into the near term foreseeable future. Right now is probably about as good as it's going to get for the next few years.
So if you are at all considering selling your home in the near future, do yourself a favor and take advantage of market conditions while they are working for, not against you. I believe that the largest percentage of the recent price gains are already behind us. There may be smaller to no price gains coming on in the near future. If you have dreams or ability and desire to move up or move away, do it now. There will be no better time than today. A 5% to 10% market correction could mean $50,000 less in your pocket at the end of the sale. Can you afford that? Would that change your plans?
There are a lot of agents out there, and as in all things, some are just better than others. Choose your agent carefully, it can make a huge difference in the amount of hassle you go thru and the amount of money you put in your pocket at the end of the deal. When selling, your Realtor should present you with a professional Comparative Market Analysis to accurately determine the top realistic sales price for your property. Beware of agents who intentionally overestimate the sales price of your property to induce you to list with them. Even In this market buyers will perceive your property to be overpriced and it will sit on the market with little to no activity.
Most importantly, your agent should have a complete marketing plan spelling out exactly what they will do to get your home maximum market exposure and ensure top dollar selling price for you. An effective marketing plan must include extensive internet marketing plus a complete Multiple Listing Service posting, a Yard Sign with professional Flyers, Broker's Open house, Public Open House, Telemarketing and intense Neighborhood Canvassing. Having many years of broad based Real Estate experience, a large office with many agents and a long list of qualified buyers and past clients is important as well.
